“Spiker pulled stains out of our living room carpet that two other companies couldn't touch. They were on time, friendly, and the carpet looks brand new. Will never use anyone else.”
High-pressure rotary extraction lifts years of grease, soap film and discoloration out of grout lines and tile pores — then a real penetrating sealer locks in the restoration. No color sealing.

Walk every tiled area. Identify tile type (ceramic, porcelain, natural stone), grout condition, and any prior sealant that may need to be stripped.
Alkaline pre-spray dwells on grease, soap film, biofilm, and embedded grime in the grout lines.
Rotary high-pressure extraction at 1,200+ PSI. Edge detail by hand. Heat-flush of grout lines.
Penetrating sealer applied to grout. No color seal — a real seal that protects without painting over the grout.
Color sealing is a short-term cosmetic fix that fails within a year and locks the customer into annual repair cycles. We apply real penetrating sealer that protects the grout without painting over it.
All manmade tile — ceramic, porcelain, and similar — is covered by the flat per-square-foot pricing below. Natural stone is different. Travertine, marble, slate, limestone, and other natural stone surfaces may have existing sealants or coatings that need to be stripped before we can deep-clean and re-seal. Stripping is additional work, additional product, and additional cost — and we won't know what's on the stone until we look at it. Natural stone is quoted after inspection.
Tile and grout cleaning should last. Color sealing — the trick some companies use to make grout look uniform — fails within a year and has to be redone every year for the rest of the floor's life. It's a hack used to dress up a home for sale, and it traps the customer in a maintenance loop. Spiker doesn't color seal. We deep-clean the tile and grout, apply a real penetrating sealer, and leave you with a floor that holds up.
Flat pricing. Includes deep cleaning, rinse, and penetrating sealer application.
Discounted pricing on larger jobs.
Existing sealants or coatings may need to be stripped first. Final pricing locked in after on-site inspection.
Applies to every job.
Final pricing depends on home size, soil level, pet contamination, and access.

“I've used Spiker for tile and grout twice and carpet once. They actually clean the grout — not just the tile around it. Worth every dollar.”
“Three dogs and a teenager. They removed every pet stain and the smell is gone. They even told us when we needed pad replacement vs when we didn't — honest people.”
“Couch looked dead. Now it looks new. They explained the process, didn't oversell, dried fast. Family business — feels like it.”

Honest answers up front. No hidden costs. No mystery process.
Color sealing wears off and has to be redone every year for the life of the floor. It's a quick visual fix often used by sellers to dress up a home — but it locks the next owner into permanent maintenance. Spiker uses penetrating sealer that protects the grout without painting over it.
Manmade tile (ceramic and porcelain) is $1.50 per square foot under 2,000 sqft and $1.25 per square foot over 2,000 sqft for cleaning and sealing. Natural stone is quoted after we inspect it, because existing sealants may need to be stripped first.
Natural stone — travertine, marble, slate, limestone — often has prior sealants, color enhancers, or coatings on it. Cleaning and re-sealing over old product doesn't work. The old coating has to be stripped first, which is additional work and additional cost. We can't quote that blind. We inspect, identify what's on the stone, and quote the actual job in front of you.
Yes. We seal grout on ceramic, porcelain, and most natural stone installations. For natural stone surfaces themselves, that's where the inspection-based quote applies.
A properly applied penetrating sealer protects grout for years, not months. Lifespan depends on traffic and cleaning habits — we walk you through how to keep it looking new.
