Tile & Grout Cleaning
Grout is porous — it is concrete and sand — so mopping pushes dirty water into the grout line where it sits and stains, which is why a mopped floor looks dirty again the next day. Spiker uses high-pressure hot extraction that reaches into the grout line itself and pulls the soil out, and manmade tile is cleaned and sealed so it resists staining afterward. Natural stone is treated as stone, never with acid, because stone requires different chemistry than ceramic or porcelain. Manmade tile and grout is $1.50 per square foot, cleaned and sealed; natural stone is quoted on inspection. A $200 minimum service charge applies.
What actually matters
Here is why your floor looks dirty right after you mop. Grout is porous. A mop pushes dirty water across the tile face and into the grout line, where it sits and dries. The tile looks clean for an hour and the floor looks worse the next day than it did before you started. You are not doing it wrong — mopping simply cannot remove what is already in the grout.
Grout needs pressure and simultaneous extraction. We use a spinner tool that combines high-pressure hot water with immediate vacuum recovery, so the soil comes up and out instead of being pushed around. That is a different physical process than anything you can do with a mop, a brush, or a rental machine.
Sealing after cleaning is not an upsell, it is the point. Clean grout with no sealer starts absorbing again immediately. A penetrating sealer buys real time before the next cleaning.
We discontinued color sealing and we will tell you why. It looks excellent the day it goes down, but it is a coating over the grout rather than clean grout underneath. When it wears, it wears unevenly, and correcting it is difficult and expensive. We would rather clean and seal properly than sell you something that looks great for a year and becomes a problem in three.
There is a second mechanism behind a dull floor, and it has nothing to do with the mop itself. It is what is on the mop. Fabuloso, Pine-Sol and anything else that leaves a scent behind are residue-based cleaners. The residue goes down, the room smells good for a day, and then it turns sticky and tacky. From that point on it grabs every bit of dirt and body oil that crosses it, and what accumulates in the grout line is a biological experiment that the cleaner itself is feeding. A simple test: if a floor cleaner leaves a smell behind, it left something else behind too. We do not push residue around a floor. We extract the soil off it.
That buildup is also on a clock. The longer a floor goes, the thicker the layer gets, until cleaning it stops being cleaning and turns into stripping it back off. And grout is not stone. It is concrete and sand, porous the whole way through, which means barefoot body oils, mop residue and the microbiology oils animals leave behind all soak down into it and stain it from the inside. Wait two or three years after installation and then expect the grout to come back looking new, and you are fooling yourself. That is the honest version, and it is why the timing of the first cleaning matters more than anything done later.
Here is the part almost nobody knows: your tile installer should never be the one who seals your floor. Sealant needs a surface it can bond to, and a freshly installed floor does not have one. The leftover grout haze has to come off first, which takes high pressure and hot steam, and then the floor has to be neutralised so the chemistry can grip. An installer has neither — no high pressure, no hot steam, and no way to neutralise a floor. Sealant laid over haze on an unneutralised floor does not bond. It sits there and it fails, and you paid for protection the tile never actually had.
Which makes the single most valuable thing you can do for a tile floor simple, and available exactly once: have it cleaned and sealed properly right at the start, before years of oils have worked into concrete and sand. Once in the floor’s lifetime, done correctly, protects the investment in a way no amount of cleaning afterwards can.
When we seal, the sealant goes across the whole floor — tile and grout together, in one parabolic layer that sheds water off the entire surface. Cheaper work treats the grout lines alone and leaves the rest of the floor open. And there is a test you can run yourself, which is why we tell every customer about it. Flick water onto a sealed floor. It should bead up and sit there. That beading is how you know the sealant bonded. If the water soaks straight in, the seal is not working — either nothing was ever laid down, or what went down peels and patches off and looks worse a year on. It is also how you catch a company that billed you for sealing and skipped it.
We never put sealant on tile to make it shine or to change how the tile looks. Applied correctly you should not be able to see it at all once it dries. That rules out the whole category of topical enhancers and waxes sold over the counter to make travertine or Spanish adobe tile look permanently wet. Those are a coating, and a coating is a trap: it cannot be cleaned through, because high pressure drives air bubbles up underneath it and builds it worse. Taking one back off means running harsh strippers through the equipment and then re-waxing, it goes patchy over time, and the grout underneath never gets clean while it is there. Outdoors around a pool there is an argument for it. Inside a house there is not.
If you want stone to shine, you do not put anything on top of it. You work the stone itself — marble, travertine and limestone are polished with stones until the surface reflects — and then you seal it with an impregnating sealant you cannot see. Polish for the shine, seal for the protection. Those are two separate jobs, and confusing them is how good stone gets ruined.
Natural stone is a different animal, and the first job is identifying which one you have, because man-made and natural take opposite chemistry. On man-made tile the sequence is an oxygenating cleaner scrubbed into the grout lines, real dwell time so the alkaline can release and suspend what is in there, then high pressure and hot steam, then an acid rinse that brings the floor back to neutral, then the sealant. Acid earns its place in that sequence — on toilet-area grout, and on the calcium and mineral scale that builds up in a shower.
We never bring acid near natural stone. Marble, travertine and limestone are calcium-based, so the same rinse that is routine on porcelain etches them, and etching is not soil — it is surface damage, and it does not clean out. On stone the alkaline step is followed by a neutral cleaner instead. Same idea, different chemistry, and running it backwards is how a floor gets wrecked. It is also the argument for sealing stone early with a good impregnating sealant, because sealed stone is protected even against somebody else’s mistake.

Inspect
We walk the job with you before anything gets wet. Fiber identification matters more than most people realize — a burn test or a close look at the pile tells us whether we are dealing with nylon, polyester, olefin or wool, and each one takes a different chemistry. We find the traffic lanes, the filtration lines along baseboards, the spots you have already tried to treat, and we tell you honestly which ones will come out and which ones will not. A stain that has been sitting in a jute backing for two years is a different conversation than last week’s coffee, and you deserve to hear that before we start rather than after.
Pre-treat
Pre-spray goes down matched to what we found in the inspection, and then it sits. Dwell time is the step cheap jobs skip because it looks like nothing is happening, and it is the step that does most of the work. Chemistry needs contact time to break the bond between soil and fiber. Spray and immediately extract and you are just rinsing the surface. On heavy traffic lanes we agitate with a groomer to drive solution down to the base of the pile where the soil actually lives.
Clean
The machine stays in the truck. That is not a detail — a truck-mount produces heat and vacuum that no portable unit can approach, and vacuum is what determines whether soil leaves the building or settles back into the fiber as it dries. We work in overlapping passes with dry strokes between wet ones. Hot water extraction is the method the Carpet and Rug Institute and most major carpet manufacturers publish, and for most carpet it is the method required to keep the warranty valid.
Protect
We groom the pile so it dries standing up instead of matted flat, set up airflow, and apply protector where it makes sense for the fiber. Then we walk it with you and tell you the truth about the next twenty-four hours — what will look different when it dries, what might wick back and need a second pass, and how long to stay off it. Most callbacks in this trade are not cleaning failures. They are expectation failures.

A penetrating sealer typically holds a few years in a normal household, less in a kitchen or a high-traffic entry. When water stops beading on the grout line, it is time again.

Because man-made tile and natural stone are chemically opposite. On porcelain or ceramic we scrub an oxygenating cleaner into the grout, let it dwell so the alkaline can release what is in there, follow with high pressure and hot steam, and finish with an acid rinse that returns the floor to neutral before sealing. It has to come off before the floor can be cleaned or sealed properly, and that is a real job rather than a cleaning. Strippers get run through the equipment, the coating comes up, and the floor usually needs re-waxing or resealing afterwards. It is slow, it is not cheap, and it is entirely avoidable — which is why we say no when somebody asks us to make their tile shiny with a product. While a topical coating is on there, the grout underneath cannot be cleaned at all.
There is no fixed schedule. Two adults with no pets and no kids will usually go 12 to 18 months. Add animals and it moves to 6 to 8 months. Animals plus children is closer to every 6 months, with protector annually or sooner. The real answer is the carpet — when oils build up enough that the traffic lanes look grey, it is already overdue.

1. The mop problem
Here's what a wet mop actually does. Most floor cleaners leave a film behind. You mop, it dries, the film stays. Next week you mop over the film and add another one.

Think about your driveway. Spill oil on it, hit it with a pressure washer and degreaser, and you still see the stain forever. It absorbed into the concrete. Your grout does the exact same thing. That's what we're trying to stop.
4. Treatment and release
So first a treatment goes down and sits. It gets into those pores and breaks everything loose so it's floating instead of stuck.

Then the tile tool goes down. It's a sealed head that puts a spinning vortex of high pressure hot water right onto the floor and pulls everything straight back out — nothing sprays your walls. Hot water extraction, commonly called steam cleaning. It comes back to raw tile and raw grout.

Then we neutralize the surface. This step is what lets the sealant actually bond. Skip it and the sealant sits on top and fails.

Sealant goes down and it looks really shiny at first. Don't panic — that's wet. As it cures the shine goes away and your floor looks like your floor again. The sealant isn't gone, it's down in the pores where it belongs.

Now spill something. It beads up and sits there like rain on a waxed hood. You wipe it up and there's nothing left behind. That's the whole point — stop the next stain before it happens.
9. Why not the installer
One thing worth knowing. Sealing isn't just pouring something on. The surface has to be cleaned properly and neutralized first or nothing bonds to it. It takes high pressure, hot water extraction, and the right chemistry in the right order. Very few outfits are set up to do all three.
